Federal Land’s expansion to master-planned communities is a natural progression that signifies the new era in the company’s journey. President and COO Thomas F. Federal Land Communities (FLC) is a collection of master-planned, multi-use developments for the new era. Anchored on versatility and purposeful design, Federal Land Communities are envisioned to provide a productive and holistic living experience by providing wellness amenities, retail and dining options, and outdoor recreations to our customers.
The thoughtfully designed properties at Federal Land Communities were planned to be multi-functional. Intended to go further than the mixed-use concept, it provides a more thoughtful approach to the use of open space, as different areas in development can be deliberately designed to support multiple uses. This contrasts with mixed-use estates that employ only zoning to assign specific functions to areas such as residential, commercial, or industrial and are not versatile.
Reimagined Communities for Modern Living
Ten townships will lay the groundwork for achieving Federal Land’s Mission: to create dynamic communities for generations to enjoy.
Among these are Grand Central Park (GCP) in Bonifacio Global City, Met Park in Pasay, and an emerging community in Marikina—all of which are being redeveloped and will be unveiled within the next few years.
GCP is a master-planned community within North Bonifacio Global City. It is home to exclusive contemporary residences, exciting dining destinations, and chic lifestyle hubs. Federal Land’s presence extends from residential, retail, hotel, and office developments, including iconic developments such as Grand Hyatt Manila and Metrobank Financial Center, Grand Hyatt Manila Residences, The Seasons Residences, Park West, The Big Apple block, the new Lexus Showroom and MITSUKOSHI BGC. Future developments in GCP will include a high-rise office building designed to accommodate Bonifacio Global City’s office demands.
Met Park, on the other hand, is a master-planned community positioned as the Cosmopolitan Cultural District of Bay City. This unique development supports a flourishing Art District, where many like-minded individuals can immerse themselves in new experiences through street art galleries, workshops, concerts, and such. Similar to GCP, Federal Land has established its presence through multiple developments enjoyed by Pasay residents, office workers, shoppers, and tourists. Soon to come, Met Park will introduce a new Japanese-concept residential and retail development in support of the already established office and residential towers currently present.
The master-planned community in Marikina boasts an emerging city center. Siena Towers, Tropicana Garden City, and Marquinton Residences mark Federal Land’s residential presence, while Blue Wave Mall is the group’s retail development in the area. This year, new locators have also opened like S&R, Uniqlo, and Panda Express.
Federal Land is also present in Visayas with its Marco Polo community in Nivel Hills, Cebu anchored by the beacon of Cebu Hospitality, Marco Polo Plaza hotel and the exclusive residential towers. Soon Federal Land will also launch a development in partnership with FNG in this community. New developments are also underway as Federal Land Communities is set to introduce master-planned developments in Mandaluyong and Southern Luzon specifically in Cavite and Laguna.
Situated in the dynamic South Luzon growth region, the soon-to-rise master-planned community in Laguna will present a refreshing environment for lifestyles and businesses. Designed to be warm and inviting, it will be a suburban enclave that brings together thoughtfully designed shared spaces, contemporary living spaces, and vibrant retail, grounded by sustainable practices.
Finally, to complement the existing developments of Federal Land in Cavite is a new community dubbed as the Next Gen City of the South, Riverpark.

Riverpark is the first to launch, marking Federal Land Communities’ first major development in 2023.
Riverpark Community: Master-planned for the Future
Located in General Trias, Cavite, Riverpark is “The Next Gen City of the South.” This dynamic 600-hectare township is poised to provide smart living, and lifestyle-enhancing developments in a landscape that integrates both river and park side experience. It is a multi-use and self-sufficient community, wherein thoughtfully planned infrastructure will provide accessibility, leisure, and opportunities to everyone. These include a regional retail anchor that offers everyday conveniences and weekend recreation; residential options including lots, house and lots, and vertical residential developments; commercial lots; institutional facilities like schools and hospitals; and offices.
Furthering its smart-living and lifestyle-enhancing design, Riverpark’s master plan integrates rivers, streams, and natural waterways, which are retained as the basis of multi-functional corridors and a 2.6 km long Central Park that will serve as the pedestrian pathway. This feature brings nature into the heart of Riverpark and provides a landscape where people can come together and connect. It also allows the community to engage with the river through parks and other open space settings.
When it comes to accessibility, Riverpark is strategically positioned to offer convenience to everyone. In fact, it will directly benefit from major government infrastructure projects that will further open the area to new growth opportunities. Specifically, Riverpark will have direct access along Daang-Hari Extension and direct connections to the Cavite-Laguna Expressway (CALAX). These strategic linkages will significantly improve the connectivity of Riverpark to Metro Manila, increasing the opportunity for people to live in this development and commute to the Metro for work. It is also anticipated to increase the desirability of Riverpark as an investment, employment, and residential location.
By the end of 2023, the first segment of Riverpark’s main spine road will be completed. This will serve as the primary avenue of a larger street network, connecting the different components of the community through a tree-lined road with dedicated bus lanes, bike lanes, and sidewalks.
The promise of Federal Land Communities lies in its partnerships. In January 2022, Federal Land allied with leading Japanese real-estate firm Nomura Real Estate Development (NRE). Together as Federal Land NRE Global, Inc. (FNG), the group sets to introduce a new way of living that continues to elevate landscapes of possibilities for both residents and industry locators. Finally, Federal Land, GT Capital Holdings, SM Development Corporation (SMDC), and SM Prime Holdings, Inc. (SMPH) inaugurated the initial phase of the development in June 2022.
Federal Land’s partnership with FNG further reinforces its commitment to developing dynamic communities through new developments in three strategic locations aside from Riverpark in Cavite. Innovative master-planned districts will be introduced in Pasay, Mandaluyong, and Cebu.
